Overview
A national workplace standardisation programme, delivering a new Brisbane CBD headquarters that aligned with Boral’s Sydney model and established a consistent, flexible, and modern working environment across the business.
Boral engaged CR Commercial Property Group as independent Project Superintendent to deliver their new Brisbane office as part of a broader national workplace strategy initiative. With their Kelvin Grove lease expiring and a new, smaller Brisbane CBD premises already shortlisted, the project required CRCPG to manage design, fitout, construction, relocation, and change management, running in tandem with the North Ryde refurbishment to ensure workplace consistency across the national portfolio.
CRCPG was appointed to deliver the entire project on behalf of Boral as their engaged in-house property resource, providing independent, expert oversight to ensure programme and budget were managed in full accordance with Boral’s expectations from commencement through to occupation.

Two Cities. One Brief. Zero Margin for Error.
Boral’s existing office at Kelvin Grove was approaching lease expiry and exceeded their forward space requirements. The business had shortlisted properties in the Brisbane CBD and required immediate commencement of workplace strategy and planning so that the new Brisbane office could be designed and delivered in alignment with the principles being established at North Ryde in Sydney.
The brief was clear: the new Brisbane workplace needed to reflect Boral’s core values of Ambition, Value and Purpose; support a hybrid working model; promote collaboration and an inclusive culture; and reduce the overall footprint through smarter, more efficient space utilisation. Managing the change process with staff, and addressing any concerns around the transition to a new hybrid environment, was identified as equally important to the physical delivery of the project.
CRCPG was engaged to provide a single point of accountability across every workstream, from initial site visits and project planning through to construction delivery, relocation coordination, and post-occupancy review.

Project superintendent from inception to handover, managing every workstream in parallel.
CRCPG acted as Boral’s independent Project Superintendent throughout, appointing and managing all architects, builders, engineers, IT contractors, workstation suppliers, furniture vendors, and FF&E providers under a single accountable structure. This ensured design deadlines, cost budgets, and programme milestones were managed cohesively, with no gaps between workstreams.
Workplace strategy was developed immediately upon engagement, with CRCPG leading project planning sessions and coordinating with Boral’s internal team and senior management to ensure the Brisbane workplace principles were consistent with those being developed in North Ryde. The design incorporated activity-based working zones, collaboration spaces, locker and end-of-trip facilities, and a brand-integrated reception and entry sequence, all within the reduced 1,000 sqm footprint.
CRCPG also managed the change management programme throughout the project, running staff presentations to ensure all employees understood the outcomes, timing, and principles of the new hybrid office, and addressing concerns around the transition to flexible working.

The new Brisbane CBD office was delivered ahead of schedule and within budget, enabling early relocation from Kelvin Grove and allowing Make Good at the previous site to be managed efficiently and without disruption to the business. The completed workplace reflects Boral’s national consistency brief, with a design that closely mirrors the principles established at North Ryde while responding to the specific character and context of the Brisbane location.
The finished office, featuring a dramatic branded reception with vertical batten feature wall, agile collaboration zones with curved lounge seating, open-plan workstations with integrated planting, a river-view boardroom with integrated AV, and a generously appointed breakout kitchen, gave Boral’s Brisbane team an environment that supports flexible and hybrid working, promotes collaboration, and reflects the ambition and identity of the business. Staff reception was enthusiastic, and the project strengthened the long-term relationship between Boral and CRCPG.
