Overview
A full end-to-end relocation and fitout project, managing every workstream from make good negotiations through to occupation of a new, purpose-designed Sydney CBD workplace.
Globus Family of Brands, one of the world’s leading travel companies operating across multiple brands, engaged CR Commercial Property Group following prior success in New Zealand. With their lease at Level 5, 309 Kent Street approaching expiry and their existing 1,034 sqm space exceeding their forward requirements, Globus required advisory support across the full spectrum of their property needs: exit strategy, make good, site selection, lease negotiation, workplace strategy, design, fitout, and relocation.
CRCPG was appointed as Globus’ independent in-house commercial property resource, acting as superintendent across every phase of the project and managing all designers, builders, contractors, and consultants under a single accountable structure.

Globus’ current lease at 309 Kent Street was expiring on 30 November 2022 and their existing space of 1,034 sqm exceeded their requirements moving forward. They had elected not to exercise their lease option and needed to negotiate their make good obligations with the landlord, while simultaneously identifying and securing a new, smaller, more modern premises in the Sydney CBD.
The new office brief was clear: a modern hybrid agile environment that reflected the changes in workplace design since COVID-19, demonstrated Globus’ culture and values, and positioned the business as an employer of choice, a place employees would genuinely want to come to every day.
The space also needed to accommodate up to 75 people based on a five-year growth model, with close proximity to transport and CBD amenities.
CRCPG was engaged to manage the entire process from inception to completion, providing a single point of accountability across all workstreams.

CRCPG acted as Globus’ exclusive independent property adviser throughout the project, managing all phases in parallel and providing full cost transparency and ethical direction at every step.
Phase One commenced immediately with make good negotiations at 309 Kent Street, reviewing lease obligations and condition reports, engaging with Dexus on the financial settlement versus physical make good options, and completing the Deed of Settlement to release Globus of all obligations under the head lease.
Phase Two involved a full tenant advisory and representation programme, space planning to confirm area requirements, an Expression of Interest to the market, evaluation and shortlisting of suitable properties, and negotiation of Heads of Agreement and lease documentation on the best commercial terms available in the tenant-favourable market.
Phase Three covered design, fitout, and construction management of the new premises, overseeing architects, builders, IT contractors, workstation suppliers, furniture, and all FF&E vendors. CRCPG managed budget, schedule, and design to ensure the completed workplace achieved all of Globus’ strategic and cultural objectives.

Globus moved into their new Sydney CBD headquarters on programme and under budget, with a workplace that genuinely reflected their culture, supported flexible and hybrid working, and gave the business a platform for five-year growth.
The completed office features a mix of agile collaboration zones, open-plan workstations with acoustic screening, quiet focus areas, and a beautifully appointed kitchen and breakout space, designed to make the office a destination employees actively choose. The project strengthened the long-term relationship between Globus and CRCPG, building on prior success in New Zealand and cementing CRCPG’s position as Globus’ trusted property partner across the region.
