Overview
A full tenant advisory mandate, representing Omnisure exclusively in the identification, assessment, and negotiation of a new Sydney CBD office that could support their growth ambitions and reflect the quality of their brand.
Omnisure, a growing insurance provider with a young, dynamic workforce, engaged CR Commercial Property Group to act as their exclusive independent property adviser in securing a new Sydney CBD headquarters. Operating from Grosvenor Place, 225 George Street, Omnisure required a right-sized, high-quality workplace in the Northern Financial District that would support their talent attraction and retention strategy and provide the platform for continued growth.
CRCPG was appointed to manage the entire process from premises selection through to lease execution and relocation coordination, including make good advisory at the existing Grosvenor Place tenancy, acting at all times in Omnisure’s best interests as their dedicated in-house property resource.

Finding the right premises in a competitive market, quickly and on terms that protected Omnisure’s position.
Omnisure’s existing tenancy at Grosvenor Place no longer met their forward requirements. As a growing business with a young and dynamic team, the workplace environment was a central component of their talent attraction and retention strategy, making the quality, location, and character of the new premises as important as the commercial terms.
The brief called for 480–600 sqm of A-Grade space in the Northern Financial District of the Sydney CBD, with immediate proximity to major public transport, strong natural light, end-of-trip facilities, and a contemporary building presentation. Access to outdoor space, a balcony, terrace, or communal rooftop, was identified as a key differentiator. A quality existing fitout was preferred to minimise disruption and allow prompt occupation.
Simultaneously, CRCPG was required to advise on Omnisure’s make good obligations at Grosvenor Place, reviewing their lease commitments and working to resolve exit obligations on the most favourable terms available.

CRCPG acted as Omnisure’s exclusive independent property adviser, running a confidential EOI process targeted at the Northern Financial District. Responses were assessed against Omnisure’s brief, A-Grade or high-quality B+ buildings, efficient collaborative floorplates, quality fitout, and amenities suited to a young, ambitious workforce, with each shortlisted option evaluated on location, building grade, transport access, natural light, end-of-trip facilities, and outdoor space.
All commercial terms were negotiated on Omnisure’s behalf, lease term, incentives, access conditions, and make good obligations, with full independence from agents, landlords, and third parties.
