A flagship Sydney workplace for one of the world’s largest online gaming operators, designed, built, and delivered on time and on budget

Unibet Group, the parent company behind Unibet and 10 other major online gaming brands, required a new Sydney headquarters that could genuinely reflect the scale, energy, and global identity of their business. With over 20 million customers worldwide, the brief was clear: the space had to be smart, edgy, and technologically advanced.

CR Commercial Property Group was referred to Unibet by an existing client and subsequently appointed as their exclusive independent project manager, responsible for the full design, fitout, construction, and cost consultancy management of the 1,021 sqm premises at 207 Kent Street.

The challenge

A compressed programme, a global brand brief, and a Christmas shutdown to navigate.

Unibet Group had outgrown their existing premises at 117 Clarence Street and had been taking temporary overflow space to manage headcount growth. Relocating to a significantly larger tenancy at 207 Kent Street meant an entirely new fitout, built to Unibet’s exacting global brand standards and delivered within a tight, non-negotiable timeframe.

The project was complicated by the Christmas and New Year industry shutdown period, compressed design and construction timelines, and the need to manage the assignment or surrender of the existing lease simultaneously. Every workstream had to be managed in parallel, without compromising on quality or budget.

In the past, Unibet had managed office relocations in-house. This time, they required a single point of accountability, a project manager who could take complete ownership from inception to handover.

Our approach

Single point of accountability, from brief to handover.

CRCPG delivered an end-to-end solution, managing all designers, consultants, and contractors under one streamlined structure, ensuring alignment across programme, budget, and design.

Key bespoke elements, including the turf-lined corridor, racing imagery, colour-stripe carpet, and trading AV wall, were resolved within a six-week design phase.

Construction followed immediately and was completed in just ten weeks, on programme and on budget, with works maintained seamlessly over the Christmas period.

We provided direct reporting to Unibet’s Sydney leadership team, with full cost transparency throughout.

Unibet Group moved into their new Sydney headquarters in March 2019, exactly on programme. The result is a distinctive, high-performance workplace, energetic, brand-led, and technically sophisticated.

The project was met with outstanding feedback from local leadership and staff, and further recognised by Unibet’s European executive team, who attended the official opening.

Delivered on time and within budget, the project exceeded the original brief and set a new benchmark for Unibet’s global workplace standards.
